ESTABLISHED COMMUNITIES & NEIGHBORHOODS

INDIAN RIDGE COUNTRY CLUB, Palm Desert - There’s no question that the developer of Indian Ridge, Sunrise Company, with its thirty years of know-how is a big part of the Palm Desert country club’s appeal.  This community is about as central as you can get in the Valley – it’s location ranks high on buyer’s lists.  It’s also popular because of the club’s many amenities including a fine clubhouse and a separate spa.

With prices from the low $500,000s for condos to$3.5 million for estate-style homes, Indian Ridge attracts a wide range of buyers.  This development seems to have cornered the market in comfortable, mid-range country club homes.    (Area=324)

SOUTH PALM DESERT, Palm Desert - Like the reshaping of central Palm Springs, South Palm Desert is going through a similar renaissance.  “The word is that South Palm Desert is the Laguna Niguel to Palm Springs’ Laguna Beach”.

Many things are driving the market in the area south of Highway 111.  Price point is one factor.  You can expect to pay around $450,000 for a house in good condition here.  In addition, there’s convenience:  El Paseo shopping and entertainment is close by.  Other plusses:  Lot size – they’re generally bigger in this area, especially compared to new developments.  Elevation – some homes have views of the valley and summer temperatures are a bit lower while winter temperatures are a bit higher.  Schools – Washington Charter School is one of the area’s most sought-after.

You get a lot of house for the price in this neighborhood, even when compred to Palm Springs.  Plus you get the College of the Desert, the McCallum Theatre, the new Cal State campus and a fiscally responsible city government.  (Area=323)

THE LAKES COUNTRY CLUB, Palm Desert - Located in Palm Desert at Country Club Drive, east of Cook Street, this complex consists of 902 units situated on Fee Simple land that you own.  Built in 1983, single level units range in size from 1368-2609 square feet.  You’ll find two and three bedroom units with such amenities as two-car garages, 47 community pools, 47 community spas, 15 tennis courts, pro shop, golf, a gym, a Clubhouse and the community is gated with a guard.

The quiet, still beauty of the desert is gently broken by the serene, soothing sounds of cool, clear cascading water.  Panoramic vistas of lush double-wide fairways are complemented by exquisite landscaping featuring an array of mature shade trees and towering palms.  Twenty-one lakes, covering twenty-five acres, sparkle like rare gems in the desert sun.  This is The Lakes Country Club.

The majestic Santa Rosa Mountains provide a dramatic backdrop for the focal point of this community, the magnificent 38,000 square foot clubhouse on Old Ranch Road. In addition, you’ll discover the beauty of the 6,500 yard, par 72 golf course, designed by Ted Robinson, with expansive double-wide long, fairways, like the 554 yard, par 5, 15th hole which will test your skills.  The Lakes has it all, including privacy to relax and rejuvenate.

Located in central Palm Desert, you’ll find this community close to  restaurants, shopping, galleries and minutes from El Paseo, the Rodeo Drive of Palm Desert,  and plenty of other attractions.    (Area=324)

CANYON CREST, Palm Desert - Located near Fred Waring and Cook Street where the city of Palm Desert seems to merge into Indian Wells, the Canyon Crest community offers residents the best of both cities while remaining a quiet residential nook.  Despite all the manicured isolation of verdant beauty, just a few blocks in either direction will land you in some fo the best shopping centers in the Valley.

Most of Canyon Crest offers modernistic  homes graced with Spanish Colonial touches.  Folks particularly like the design of these homes for their great room, which is an appealing feature for many.  Built as recently as 1999 to 2002, Canyon Crest homes offer three to four bedrooms, usually and up to 2,600 square feet.  Most are priced in the $450,000-500,000 range.

Neighbors in Canyon Crest make quite a mix.  Retirees and families alike are fond of the area for its location.  Canyon Crest is a great buy right in the middle of everything.  (Area=322)

OASIS COUNTRY CLUB, Palm Desert - Certain stretches of the Coachella Valley are mysteriously private.  A certain sector of Palm Desert merges with Indian Wells in a vast rolling district of luxury golf courses, between 44th and 42nd avenues near Washington Street.  Although this sector of the Valley seems private, it is not isolated.  As with most Palm Desert communities, extensive shopping centers are all within close distance.

Here are a few of the benefits of Oasis Country Club:  It has a great executive golf course and the association fees are only around $390 a month.  It seems the major plus of living in the Oasis is the location.  It’s right of 42nd Avenue, hardly a better spot in the Valley.

Oasis Country Club homes, a collection of Mediterranean-style modern estates along the verdant fairways of the Oasis Golf Course, lie within secure walls with a 24-hour guard.  These two or three bedroom homes rest within the $350,000-450,000 price range and remain surprisingly affordable.

The lush landscaped grounds offer more than 22 lakes, 18 pools and spas, and three lighted tennis courts.  The Clubhouse stands at the community center for social events.  This popular site has a luxurious restaurant as well as a grill room for breakfast and lunch – a great meeting spot for the neighbors.

Although most of the homes are vacation estates, for snowbirds and some early retirees, it has become apparent that the current trend is toward permanent residency here.  Oasis convinces you to make it your home.    (Area=324)

SONATA, Palm Desert - The Sonata is a neighborhood of single-family homes.  Mediterranean in style with tile roofs, between Monterey and Portola avenues, off Hovley Lane.  The homes are relatively new, built in several phases  between 1989 and 2002 by Century Vintage Homes.  Most have swimming pools and three-car garages as well as high ceilings, master suites and a separate entry bedroom with a bathroom.

The Sonata homes offer a bit more square footage for the price than others in the area, and location is a good selling point also.  It’s close to shopping, services and good schools.  It’s definitely a family community, but the neighborhood appears to be a mix of families, empty nesters and seniors with friendly neighbors and block parties.    (Area=322)
